There will be times during any project where the General Contractor has to make a decision that will usually be cost driven that will affect the project. This is where the interests of the Contractor and the Owner may diverge. A Construction Manager works with the Owner in such a way as to always protect the owner’s best interest. A good Construction Manager leads the Owner through the challenges of design and construction.

Obtain permits on behalf of the owner.

Amy offers no-cost consultations to assist the owner in general questions they may have and information they may need to get started. Amy will supply contact information for individuals or designers as needed.

Amy works with Clients to advise on all aspects of the building process from start to finish, including the design process, financing, obtaining permits, projects timeframes needed and ongoing budgets.
SELECTION OF TEAM
Amy assists in the selection of the best architect, engineers, general contractor and subcontractors for your specific project needs.
Many times estimates are provided by someone who has an interest in the estimate being a certain figure. Amy provides accurate estimates so the Client has knowledge of the exact costs of the Project.
Amy serves as a liaison and coordinates among the many departments that have jurisdiction over your project including health, fire, environmental, planning, public works and the building department.
Amy assesses the time needed for the design period, the permit process, the bidding process and the construction process through Final Occupancy of your project.
Amy advocates for the Owner through the construction process. This includes minimized change orders, making sure the contractual agreements between the builder and the owner are kept and any other items that are necessary for a successful project.
Amy will ensure the Owner receives all the correct warranties at the close of the project. As-built drawings will be delivered from each subcontractor to the Owner for future reference. Owner training will be conducted and Amy resolves any deficiency issues that may occur.
